HCA Virginia Announces Plans for Route 50 Medical Campus

Reston, Virginia, February 8, 2007—HCA Virginia today announced plans to develop a new medical campus on 49 acres of land it has acquired on Route 50 in southern Loudoun County.

“Our Route 50 medical campus will improve the delivery of healthcare services to patients throughout the region,” said Margaret Lewis, President of HCA’s Capital Division, which is headquartered in Reston. “We plan to develop the property in two phases—first, by providing outpatient services, and later by building a hospital.”

HCA Virginia’s 49-acre site is located at the intersection of Route 50 (John Mosby Highway) and Gum Spring Road, just west of Washington’s Dulles Airport and adjacent to Glascock Field, an airplane landing strip. The land is currently undeveloped and is already zoned for outpatient medical facility use. HCA Virginia closed on the property on December 1, 2006. The purchase price was $19 million.

According to Lewis, HCA Virginia is completing an analysis of patient and community needs to determine the most appropriate outpatient services to provide on the site. Diagnostic imaging, emergency care and urgent care services are all under consideration, and a medical office building is also a part of the preliminary plan.

As it moves forward with its Route 50 development, HCA Virginia continues to pursue zoning approval to build Broadlands Regional Medical Center in Ashburn. “Loudoun is significantly underserved when it comes to hospital services, and Ashburn is the epicenter of the county’s growth and the community’s need,” said Lewis. “Broadlands Regional will provide patients with better access to care and improve the competitive balance among healthcare providers in Northern Virginia, which will benefit patients, physicians and employers.”

Compared to other counties in Northern Virginia, Loudoun has far fewer hospital beds – 0.62 per thousand people, compared to 0.92 beds for Prince William, 1.48 beds for Fairfax and 1.83 beds for Arlington. The U.S. average is 3.01 beds per thousand people.

Route 50 will become the seventh location in HCA Virginia’s Northern Virginia market. The company currently operates 187-bed Reston Hospital Center, 100-bed Dominion Hospital in Falls Church, Reston Surgery Center and Fairfax Surgical Center and has received Certificates of Public Need to open 126-bed Spotsylvania Regional Medical Center south of Fredericksburg and 164-bed Broadlands Regional Medical Center in Ashburn.
